3 Things Every Condo Buyer Must Check

Unlike a single-family home, buying a condo means buying into the association. These three checks protect you from costly surprises.

HOA Financials

Request the current budget, reserve fund balance, and the last 2 years of meeting minutes. A healthy reserve (20%+ funded) signals a well-managed building with lower risk of surprise assessments.

FHA/VA Approval Status

If you plan to use FHA or VA financing, the entire building must be approved — not just the unit. Check the HUD condo lookup database before making an offer. Approval can be lost or expired.

Special Assessments History

Special assessments are one-time charges for major repairs not covered by reserves — roof replacement, elevator overhauls, structural work. Ask for the last 5 years of assessment history and any pending votes.
